Most of the agents around here, and there are not very many of them anymore, get a 40 percent commission, though a few frequently abused this rate. I found the best agent for me was ME.

40% Agent fee ! No way i would pay that. Most I ever paid was 20%. What do they do, make some phone calls ?
They're all sleazy so if you can book yourself do it. Only if you signed an exclusive booking clause with him are you obligated. He should have said "OK since you were honest go do the job on your own and we can continue on from there " And then you need to set a fee for his services up front. You were the good guy and tried to do the right thing but I bet he wouldn't of acted the same.
